Do you want to attract tenants that keep your property clean and treat it as well as you do?
You should not choose the tenant just because he/she is one of your friends. You have to consider his degree of seriousness and responsibility because you will be associated with him as long as he uses your property. The tenant is the one who will interact with the neighbors, he will maintain the property or not, he will or won't pay maintenance fees in time. It's harder to get rid of a tenant who is causing trouble than finding one with which you can get a good deal.
Whether he's a friend of yours or you've never seen him before, you have to set clear rules from the start because, after all, renting a building is a business and must be seen as such.
If you do not know future tenants, you can consider the following:
- did he previously rent? If so, what is the reason for now renting another property?
- how did he communicate with the former owner? If you criticize him too much, think about what he would not like about you. How did he pay? Has he ever been late?
- can you contact the former owner to receive a recommendation? Make sure the number you receive is the former owner. There is a possibility that the relationship between them will not end in amiable terms and you will receive a friend's phone number.
- where do they work and how long?
Find out more information about why the tenant has chosen your property.
- has he had problems with your former neighbors? Why?
- how would he react if the neighbors are always noisy and listen to very loud music at any hour of the day?
- any problems with the police?
- did he ever have to call to the police? What was the reason?
- did the previous rented property need repairs after he left?
If you trust this person after the discussion you have, it means you can make a decision.
It is stipulated by law that you can not decide who you rent the property according to your civil status, religion, race, sex, or skin color.

Feng Shui House
The feng shui house can be a whim, but for most people it is a way to bring harmony to their home. What does feng shui mean in the house?
In a house, the feng-shui methodology introduces criteria based on criteria such as: shapes, configurations, colors, materials, textures, weight, proportions, cardinal guidelines.
A home or room that was initially not arranged according to the feng shui principles can be refurbished. There are also situations in which it is necessary, but impossible, to change the position of the walls. In this case, other elements such as color, decorative elements, the types of materials used, the proportions and layout of objects are dealt with.
This can achieve harmonizing effects and low investment.
How to design a feng shui home?
The first step is to evaluate the tenant who needs it. Then the space built or to be built is evaluated, determining its energy characteristics. Step three consists of a third assessment of space-to-person compatibility. Then choose the elements that emerged from the first three evaluations and, finally, find solutions for the compatibility and harmonization of space and person energies.
Some basic principles
It is good to avoid irregular rooms or corners, which can be masked by plants or decoration objects.
Generally in the house should dominate the feeling of harmony. Thus, in the bedroom, it is not desirable to have television, dvd equipment that destroys the positive energies of that room.
Clean and fresh air is again a basic element. But do not put plants in the bedroom.
The light must be as natural as possible, the colors - warm, relax.
And finally do not forget that feng shui is unique and unrepeatable, always changing.

How to remove paint stains
When you want to remove paint splashes and stains remaining after painting, you must keep in mind the type of paint you want remove and the material you remove it from.
To get rid of stains of washable paint, it is enough to have a cloth and lukewarm water. Pay attention to joints, however, you don't want water to penetrate here. Use soap for floors and the result will be faster.
If you are have stained with oil paint, you will need to use acetone or gasoline. Only with these solvents you have to keep in mind that they are flammable so don't leave them around kids.
The problem is complicated by the laminate flooring, which you would prefer to protect it before applying solvents to it. In any case, do not use strong solvents because they dissolve the lacquer on the wood.
Our solution for the laminate flooring is as follows: put an ice cube on the oil-based paint so that the paint film becomes brittle, then remove as much of the drop as possible by light scraping. The rest of the paint is removed by wiping with a slightly volatile alcohol solvent.
For window surfaces, you can use a slat or water, alcohol, acetone, or gasoline.
Pay attention to thinners!
Chlorine - is not flammable, but not indicated for linoleum.
Sanitary Spirits - can be used on glossy, unbleached surfaces that do not stain easily.
Gasoline - do not hold it in confined spaces, the accumulated vapors explode.
Acetone - emitting toxic, flammable and volatile steam, keep it away from children and animals.

Classically designed interiors
If you do not know what to choose from the designer's suggestions, stop at the classic design, and you can not fail.
Let's say that the financial situation allows you and that you have a generous space, then the classic style can be the answer for your wishes. That means a lot of wood, old furniture, refurbished, parquet as old, big windows. In short, an old refurbished house.
The wood is preferably massive (maple, pine, beech, oak, fir), inspires comfort and warmth and is the most suitable material for a classical fitting. From the shades of the trees above you can choose the one that fits best with the rest of the decor in the house. You can also use it as a floor, being warm and resistant to traffic.
In terms of furniture, the phrase "English Salon" is best suited: the massive leather sofa and assorted armchairs, white walls in contrast to the various brown shades of wood, massive furniture, curtains and curtains assorted with window carpentry.
Faced with modern amenities, classic style is more loaded and furniture is more expensive. Paintings painted on canvas or wood should not be missed, they will fill the atmosphere and prove good-looking and optimistic hosts.
A select note can be obtained by installing a fireplace (if the space and money allow it). The fireplace has not only a spectacular effect, but it is also practical in the winter that knocks on the door.
Because, in general, the classic layout requires sobriety, you can "soften" this by choosing cheerful textiles with exotic prints to use in upholstering chairs, armchairs or decorative cushions.
Classical Arrangement in Brief:
- furniture pieces are comfortable, upholstered and functional
- order and symmetry predominate, straight lines (in furniture), but also curved (in textiles)
- the specific accessories are: lamps with lampshade, mirrors, plants, porcelain, carpets, curtains, curtains
- open color combinations are to be avoided, it is preferable to an open wall tint and a darker for the furniture.

A stylish bedroom
The space in which we rest and where we love deserves our attention and respect, perhaps more than the other rooms. Here is where our body and mind rest night after night, otherwise we do not work.
When you plan your bedroom, think of two very important pieces in this room: the bed and the closet. You need to be careful about their size and the relationship with space. It is good for the bed to be on a north-south direction for the flow of energy to enter and exit through the body.
The type of mattress
A mattress means an investment for your health. When choosing it, it should be more elastic in the shoulder and pelvic area and more firm in the less heavy areas of the body. To prevent deformation of the mattress, once a year you must turn it from one side to the other.
Spring mattresses have greater elasticity and provide better thermal insulation than latex mattresses but have a lower lifetime.
No mirrors and TV in the bedroom
If you stick to the Feng Shui rules, do not put a mirror in the bedroom as it disturbs the human aura. And if you do not keep in mind the Feng Shui rules, you can choose a chic nightclub. As for the TV, keep in mind that the bedroom is a rest room, and a TV just makes you feel uncomfortable.
Color and light
Designers recommend you choose the colors of the earth, because they are calm and restful. In any case, do not use strong colors! Also, do not choose colors that you do not like, just because they are trendy. For lighting use the lamps on the bedside tables and the appendages. Aerate the space well and use non-electrostatically charged material, ie it does not attract dust.

5 mistakes when decorating your home
When choosing to decorate your home on your own from A to Z, you should also consider some mistakes you can make.
1. Too many accessories: it is the first mistake and the most common. Too many things like: pillows, photo frames, different ornaments can give you a sense of disorder. So it's best to keep a minimum of accessories.
2. From the showroom, at home: We like how the pieces of furniture are arranged in a showroom. There seems to be a perfect combination and obviously the next step is to order the same combination for home. Wrong! Furniture in a showroom doesn't integrate at home as well as in the showroom. It looks forced and has no personality. Rather than copying a design idea, come up with your own ideas that represent you.
3. Prints and textures: When decorating your home, it's hard to choose between the hundreds of beautiful prints you've found at the decoration store. It's like coming to combine them all. The problem is that too many prints give you a sense of chaos or crowding, and it easily removes you from the style you want to get.
4. The right light: too much light or a wrong spot is just as many mistakes that can spoil your environment. It is important to find the lighting solution that will give you comfort first and at the same time show your furniture in a good light.
5. Cables and cables: We all want to keep up with the technology and given that it has become easier to buy a TV or a DVD player, but with these, the cables that change your room's look for the worse. When decorating, try to find solutions that mask these cables.

5 ideas for a modern interior
You want a modern home, but you can not afford to change all the furniture to keep up with the latest trends. You can read this article to see that there is a way to do this without breaking the bank.
1. First, take advantage of the sales whenever you see them. All major furniture and decoration stores have discounts on their collections, up to 60%. Whenever a new collection is about to be launched stores will look to get rid of their old inventory.
2. With a little creativity you can have the most modern living room. How? Acquires a new couch or a new library that is the centerpiece of the entire room. It is a good solution if you do not want to make radical changes in furniture.
3. A very important element in modern arrangements is color. Read the magazines in the field, see what colors are being played in the season you decided to make the change, and finally you just have to have a washable paint on the walls. If you want more, you can insert accents of that color and detail in the room (accessories and decorative items).
4. If we still talk about accessories and decorative items, they can be a starting point for modern day-building with little money. The whole environment can be completely changed if a modern accessory is added to it. For example: colored accessories for curtains, decorative pillows with geometric motifs, lamps or decorative vases.
5. For the bedroom, the cheap solution is to change your bedding. You find modern bedding at stores like IKEA for quite the bargain. You can apply the same idea in the case of curtains or the floor mat. In conclusion, modern fitting can be possible even if you change only small accents from your home!
